Programme Overview

Dealing with a commercial property rent review or lease renewal requires a combination of technical and business acumen. Identifying and associating opportunities with lease renewal rights and rent review clause will undoubtedly have an impact on the renewal rental value and this can be ascertained via technical skills in lease interpretation, knowledge of relevant legislation, case law and best practices. This must also be balanced during negotiations to reach a successful settlement and to avoid conflict whereby property professionals must have an understanding of negotiation strategy and employ client care skills.

Combining the elements described above, this course will introduce you to commercial property rent reviews and lease renewals, as well as to the options and procedures of dispute resolution in the event of a breakdown in negotiations. It also provides essential knowledge for professionals starting their career in this complex and fulfilling specialist area.

Padman Arulampalam recently joined CBRE as the Head of Office Transactions. He has over 17-years’ experience in Commercial Property which is multidisciplinary in nature encompassing Transactional Services, Corporate Real Estate, Risk Management, Development Feasibility, Valuations, Property Management and Research & Consultancy.

Prior to joining the firm, Padman was with HSBC’s Corporate Real Estate team where he served as the Vice President of Governance & Standards for 2-years.

Prior to embarking a move to the Banking & Financial Services sector, Padman was the Head of Tenant Representation and a Vice President in Jones Lang Wootton for 8-years where he had performed a variety of transactions primarily for blue chip multinational tenants and delivered substantial savings on the deals he led.
Padman is currently serving his second term as a Board Member for RICS Malaysia and has been on the board since mid-2014. He also is a RICS APC Assessor.

Padman has performed a multitude of occupier centric transactions ranging from Stay versus Move, New Acquisitions/Relocations, Renewals, Dispositions, Portfolio Consolidations and also rendered strategic advice to occupiers. Padman’s mutidisciplinary experience has equipped him with a wide array of knowledge and skills in Property. He has an intimate understanding of Landlord and Tenant concerns, and therefore able to navigate intuitively through transactions whilst approaching it from a strategic and tactical aspect.
